The £1.2M project focused on creating an energy-efficient, future-ready environment on a live campus, requiring close coordination and careful planning.

When Xaverian College sought to expand its science facilities to meet the demands of modern education, Barlows UK Ltd was proud to take part in delivering a forward-thinking, energy-efficient learning environment in the heart of Manchester. Partnering with Seddon Construction, we were tasked with delivering a full MEP package for the new science block extension—a £1.2 million investment in the future of STEM education.
The challenge was clear: integrate cutting-edge systems across a complex educational site, all while supporting sustainable building performance and a seamless teaching experience. With students and staff continuing to use the existing college infrastructure during the works, careful coordination and precise planning were key to making this project a success.
Future-Focused from the Ground Up
The electrical scope kicked off from the external substation, with Barlows engineers installing a full low-voltage distribution network across the site, including a new section panel and multiple LV boards. Small power systems were designed to support everything from standard classroom usage to the heavy-duty demands of AHUs, MVHRs, and ASHPs.
Digital lighting control brought intuitive, responsive lighting to every corner of the building, while IT infrastructure and wireless access points future-proofed connectivity for years to come. A full audio-visual fit-out in the teaching spaces further enhanced the learning experience—allowing for interactive lessons and presentations at the push of a button.
But it wasn’t just about the tech inside. On the roof, we installed a photovoltaic system to help offset energy demand, supporting the college’s long-term sustainability goals. Fire detection, access control, and BMS integrations rounded out a comprehensive electrical installation.
Engineering Comfort, Control & Sustainability
On the mechanical side, our team delivered the full MEP design package including EPC and BRUKL calculations. Heating and cooling were driven by energy-conscious systems like air source heat pumps, VRF air conditioning, and LTHW distribution. Classrooms and laboratories benefit from full mechanical ventilation and MVHR units, while the central plant room supports hot and cold services with a focus on performance and reliability.
A full commercial sanitary install, smoke damper wiring, and advanced BMS controls ensure both safety and comfort throughout the facility. In keeping with evolving fire safety standards, a commercial sprinkler system was also integrated across the site.

Working alongside Seddon Construction, our engineers coordinated closely with multiple stakeholders to deliver every element of the M&E package on time and to spec—ensuring minimal disruption to the busy college environment.
